A State Certified Residential Appraiser is a person qualified to issue appraisal reports for residential real estate property of one to four residential units, without regard to transaction value or complexity. Trainee Appraisers must work for a State Certified Appraiser. Residential Site Valuation & Cost Approach (15-Hours) $299
This is a Pre-certification course for the State Certified Residential applicant and can be used for part of the Post-license requirements for Trainee appraisers. This course discusses the theory and application of Site Valuation techniques as well as the Cost Approach through theory and hands-on examples of these processes.

Market Analysis & Highest and Best Use (15-Hours) $299
This is a Pre-certification course for the State Certified Residential applicant and can be used for part of the Post-license requirements for Trainee appraisers. The course will discuss the theory and application of Market Analysis and the difficult but necessary Highest and Best Use application.

Advanced Residential Applications & Case Studies (15-Hours) $299
This is a Pre-certification course for the State Certified Residential applicant and can be used for part of the Post-license requirements for Trainee appraisers. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rental multipliers. This course includes a discussion of current Fannie Mae and Freddie Mac Guidelines and relevant USPAP requirements.

Statistics, Modeling & Finance (15-Hours) $299
This is a Pre-certification course for the State Certified Residential applicant and can be used for part of the Post-license requirements for Trainee appraisers. The course incorporates the use of statistics into appraisals. It provides both the theory and practice of statistics, real estate finance, and valuation modeling for today’s residential appraiser.

Mastering Unique Properties (20-Hours) $349
This is a Pre-certification course for the State Certified Residential applicant and can be used for part of the Post-license requirements for Trainee appraisers. The property types discussed will include mixed use, income producing, unusual, and one of a kind properties.

You can now complete your State Certified Residential Appraiser pre-license education entirely online at your own pace. Online courses are convenient because they provided flexibility, but it is important to understand exactly how online appraisal courses work before enrolling.

*Note: Online State Certified Pre-License courses do not count towards the fulfillment of Trainee Post-License education requirements.  They are for Trainee Appraisers who have already completed post-licensing and are now pursing the State Certified Appraiser license.

Gold Coast’s State Certified Residential Appraiser program provides everything you need for taking your career beyond the Trainee.

Requirements are as follows:

  • Must be at least 18 years of age
  • Complete 200 hours of approved appraisal education (75 hours of these were fulfilled when you took your Trainee course, and the remaining will be fulfilled through taking all of the State Certified Residential Appraiser courses.)
  • Acquired a documented 2,500 hours of experience over 24 months
  • Must possess a bachelors degree or higher.
  • Pass the Residential National exam and Florida Supplemental exam
