Effective January 1, 2008, the requirements an individual must meet in order to become a Registered Trainee or a State Certified Appraiser have significantly changed.
Florida currently has three levels of appraisers. Each level is outlined below. Note: All requirements are subject to change pursuant to State and Federal Law.
Registered Trainee Appraiser:
A person registered with the DBPR as qualified to perform appraisal services under the direct supervision of a State Licensed or State Certified Appraiser.
Requirements:
The first step for anyone new to the industry is a Registered Trainee Appraiser. Registered Trainee Appraisers must complete at least 100 hours of approved education and submit a complete application to the state. NO state exam is required.
A Registered Trainee Appraiser must work under the direct supervision of a State Certified or State Licensed Appraiser.
State Certified Residential Appraiser:
A person qualified to issue appraisal reports for residential real property of one to four residential units, without regard to transaction value or complexity. A State Certified Residential Appraiser may hire and directly supervise Registered Trainee Appraisers.
Requirements:
State Certified Residential Appraisers must complete at least 200 hours of approved appraisal education, have at least 2,500 hours of experience (as defined by state law), have an Associate's degree or higher (or at least 21 credit hours in specific subject matter areas), and pass the state examination.
State Certified General Appraiser:
A person qualified to issue appraisal reports for any type of real property, including both commercial and residential, regardless of the property value. A State Certified General Appraiser may hire and directly supervise Registered Trainee Appraisers.
Requirements:
State Certified General Appraisers must complete at least 300 hours of approved appraisal education, have at least 3,000 hours of experience (as defined by state law), have a Bachelors degree or higher (or at least 30 credit hours in specific subject matter areas), and pass the state examination.
