Minimum 1 year experience. CAM License Required – MUST
Management of HOA and Condo.
Develop and control annual budgets for operating & capital expenses.
Negotiate contracts and evaluate for fulfillment.
Needs assessment and strategic planning.
Handle resident complaints/concerns personally to address maintenance issues and all other concerns
Maintain the common areas and property from maintenance standpoint both physical and financial stand point.
Prepare for HOA board meetings, make meeting notes and prepare meeting notices
The Property Manager will Compile all operational and financial data to the Regional Manager and Owners.
Develop annual budgets, including determining short and long term goals to support the overall profit and growth objectives.
Walk and inspect units for violations.
Property Manager is responsible for responding to all maintenance request and tenant requests within a 48 hour time period
Prepare reports by collecting, analyzing and summarizing trends.
Monitor and document all accounting aspects – payable/receivables, and delinquencies.
Managed construction projects and gather vendor bids as directed by the ownership.
Proficient in Microsoft Office – Word and Excel. Computer Savvy.
Must have a reliable car.
Experience in dealing with HOA boards, homeowners and vendors and consistently maintaining an excellent rapport.
Responsible, innovative, attention to detail, quick-learner, easily trained and self-motivated.
