The City of Sunrise is seeking an experienced building professional to join our Community Development Department as Assistant Building Official.

This is an opportunity for an accomplished contractor, inspector, plans examiner, architect, engineer, or building professional to bring their technical expertise and leadership experience to one of South Florida’s dynamic municipal building operations.

The Assistant Building Official works alongside the Building Official to help oversee building permitting, plan review, inspections, Florida Building Code enforcement, and Building Division staff, while working directly with contractors, architects, engineers, property owners, residents, and other governmental agencies. The position also serves as Building Official in the Building Official’s absence.

Salary: $113,191.80 – $159,938.29 annually

SUMMARY
We are seeking experienced, licensed Home Inspectors to perform on-site residential inspections across Florida. This includes Wind Mitigations (1802), Four-Point Inspections, Roof Certifications, Opening Protection Inspections, and Underwriting Insurance Inspections. Inspectors are responsible for completing inspection reports with accurate notes and clear photo documentation.
This is a contract position ideal for dependable professionals who can meet deadlines, follow inspection protocols, and maintain professional interactions with homeowners.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Perform thorough residential inspections in accordance with Florida standards and company protocols
  • Accurately complete inspection forms, checklists, and photo documentation for each property
  • Identify risks, deficiencies, or safety concerns and note them clearly in the report
  • Communicate as needed with dispatchers, auditors, and Field Team Leads
  • Maintain professionalism and clarity when interacting with homeowners

REQUIRED QUALIFICATIONS

The home inspection field has gained considerable respect, requiring skilled professionals to provide this crucial service to the real estate community. The ideal candidate should have excellent communication skills, maintain a professional demeanor, and demonstrate responsibility, dependability, and punctuality. Leadership abilities, teamwork, and compatibility with others are also essential. A valid driver’s license with a clean record is required, as you may be included in our company’s insurance coverage.

Comfort with technology, such as performing tasks on a tablet, taking photos, and writing reports, is necessary. Troubleshooting experience is a plus, and the ability to work in various weather conditions is important. The position involves physical activities such as lifting ladders, navigating attics and crawl spaces, and kneeling, stooping, standing, and climbing ladders.

Safeguarding tools and electronics is also required. While residential construction experience is beneficial, it is not mandatory, and training will be provided to the right candidate.

Compensation is offered with pay per job, which increases based on meeting standards and performance. The role includes responsibility for thorough and complete inspection reports. Attention to detail, a focus on quality improvement, and the ability to incorporate feedback are important qualities. Meeting productivity standards, completing work in a timely manner, and striving for increased productivity are also expected.

A typical workday involves arriving at the home inspection 15 minutes prior to the scheduled start time, with a duration of 1.5-2 hours depending on the home’s size and potential buyer inquiries.

Currently all inspectors perform 8-14 inspections per week. Saturday’s are on rotation 1-2 Saturday’s per month.

  • Hired applicants will receive paid training.
  • Hired applicants will receive a take home company vehicle.
  • Paid Vacations.
  • Fluency in Spanish is mandatory.

A valid Home Inspector License is necessary, must be willing to work full time, open to early of late evenings and occasionally work weekends.

All inspectors on our team are averaging $88,000-$96,000 a year.

NATURE OF WORK

Under supervision of the Chief Structural Inspector, performs technical work associated with the reviewing of structural plans to assure compliance with the Florida Building Code, City of Sunrise Ordinances, and other applicable codes. As required, an incumbent in this classification performs structural field inspections as needed and a variety of other duties associated with enforcement of the Florida Building Code (FBC).

Examples of Duties

ESSENTIAL JOB FUNCTIONS

  • Performs tasks outlined below under the direction of the Chief Structural Inspector and/or Building Official, within the defined political boundaries of the City of Sunrise or other areas only as permitted by inter-local agreement.
  • Performs plan reviews of buildings and structures in accordance with the FBC and the Broward County Amendments to the Florida Building Code and other Codes, standards and regulatory requirements.
  • Performs field inspections of all structural discipline related components, including work and materials, used or installed in new construction, additions, alterations, or repairs as outlined in the Broward County Amendments to the Florida Building Code.
  • May issue a stop work order under the direction of the Chief Structural Inspector and/or Building Official whenever work is being done in violation of the provisions of the Code or is being performed in a manner that would create a hazard to life or property.
  • May issue an Unsafe Structure order under the direction of the Building Official whenever the situation arises.
  • Investigates complaints of work performed without the required permits and document any violations found.
  • Assists in the preparation for prosecution of code violators and represents the City at Special Magistrate hearings.
  • Provides superior customer service and correspondences with property owners, contractors, architects, engineers, and developers who request information regarding the Codes in effect, plan review comments, and/or inspections that have been or will be performed.
  • Answers technical questions concerning the Florida Building Code for field structural inspectors, depending on area of expertise.
  • Performs related work as required.

EDUCATION

Graduation from an accredited high school or possession of a GED equivalency diploma.

EXPERIENCE

To be eligible for appointment as a Structural Plans Examiner, such person shall hold the required licenses and/or certifications needed to be certified by Broward County Board of Rules and Appeals (BORA) as a Structural Plans Examiner.

Such person shall be a Florida Registered Architect or a Florida Licensed Professional Engineer in the discipline requested and having practiced for a minimum of five (5) years within the State of Florida, two (2) years of which shall have been within the High Velocity Hurricane Zone (HVHZ) or by passing the Board of Rules and Appeals (BORA) HVHZ exam.

OR

Such person must possess a current license as a General Contractor with at least five (5) years of experience within the State of Florida in the structural discipline with that license of which, two (2) years shall have been within the High Velocity Hurricane Zone (HVHZ) or by passing the Board of Rules and Appeals (BORA) HVHZ exam.

In addition, such person shall be a Standard Building Inspector and appointed as such, for a minimum of one (1) year by an AHJ or school board within the State of Florida.

AND

  • Possess a current active license issued by the State of Florida, Building Code and Administrators and Inspectors Board (BCAIB) as a Standard Building Plans Examiner and Standard
  • Building Inspector. (Architects and Engineers are exempt from BCAIB certification only.)
  • Possess a current Certificate of Competency or a Professional Engineer or Architect registration issued by at least one of the following entities:
  • Florida Construction Industry Licensing Board.
  • Broward County Central Examining Board of Building Construction Trades.
  • Miami-Dade County Construction Trades Qualifying Board.
  • Florida Board of Professional Engineers.
  • Department of Business and Professional Regulations as an Architect.
  • Possess or be eligible to obtain a current certification as a Structural Plans Examiner and Structural Inspector issued by BORA.
  • Must possess a valid driver’s license with an acceptable driving record.
  • Must obtain a valid Florida driver’s license prior to hire.

NOTE:
Structural Plans Examiners and Inspectors shall be required to obtain a Reinforced Unit Masonry certification within two (2) years from their initial BORA certification date.
REQUIRED CERTIFICATIONS / LICENSES: (Trainees Only)

To be eligible for appointment as a Structural Plans Examiner (Trainee), such person shall be certified by the Building Code and Administrators and Inspectors Board (BCAIB) as a Standard Building Inspector and such person must hold the required licenses and/or certifications and experience needed to also be certified by BORA as a Structural Inspector.

AND

Possess a current license as a General Contractor with at least five (5) years of experience within the State of Florida in the structural discipline with that license of which, two years shall have been within the HVHZ or by-passing BORA’s HVHZ exam.
Serve as a Building Inspector for a minimum of one (1) year for an AHJ or school board within the State of Florida AND who complies with the requirements to be certified by BORA as a Structural Inspector.

OR

Be a Florida Registered Architect or a Florida Licensed Professional Engineer in the discipline requested and having practiced for a minimum of five (5) years within the State of Florida, two (2) years of which shall have been within the HVHZ or by passing the BORA HVHZ exam.

AND ALL REQUIREMENTS BELOW

  • Possess a current Certificate of Competency or a Professional Engineer license or Architect registration issued by at least one of the following entities:
  • Florida Construction Industry Licensing Board.
  • Broward County Central Examining Board of Building Construction Trades.
  • Miami-Dade County Construction Trades Qualifying Board.
  • Florida Board of Professional Engineers.
  • Department of Business and Professional Regulations as an Architect.
  • Must obtain a 120-Day Temporary Provisional certification as a Structural Plans Examiner from BORA within ninety (90) days from date of employment.
  • Must obtain a Provisional Building Plans Examiner certificate of licensure from the State of Florida (BCAIB) within one hundred and twenty (120) days of employment/promotion. (Architects and Engineers are exempt from BCAIB certification only.)
  • Must obtain a Provisional certification as a Structural Plans Examiner from BORA within one hundred and twenty (120) days from date of employment.
  • Must obtain a Standard Building Plans Examiner license from the State of Florida (BCAIB) within eighteen (18) months from the date of employment.
  • Must obtain a Standard Structural Plans Examiner certification from BORA within eighteen (18) months from the date of employment.

NOTE:

The City will reimburse application fees for the required licenses and certifications upon successful acquisition of all required certification/license.

PHYSICAL REQUIREMENTS

Work Environment

Work is performed in various environments including the office when providing plan review, as well as in the field when conducting indoor and outdoor inspections, at various locations within the City.
Shifts and work hours may vary and may include evenings, weekends and holidays.
Some duties may require exposure to adverse conditions including but not limited to: varying temperature; inclement weather and/or other adverse environmental conditions.
May be required to perform work at locations with exposure over, in and around water, which may not be accessible to the physically handicapped.

Physical

Must have sufficient strength and agility to permit some lifting, kneeling, bending, reaching and climbing steps or ladders. Sitting or standing for prolonged periods of time required
Ability to occasionally require to sit, climb or balance, bend, stoop, squat, kneel, crouch, crawl, reach, push and/or pull, twist and make repetitive hand movements. Ability to load, carry, lift, push and/or pull objects weighing up to 50 pounds. Must have the ability to operate a City issued motor vehicle, raising objects from lower to higher positions or moving horizontally from position-to-position.

Sensory
The ability to perceive and differentiate visual cues or signals. Tasks require the ability to communicate orally and in writing. Requires ability to adapt to frequent changes in workload and to adjust priorities quickly as circumstances dictate while completing tasks within established time frames. It also requires interaction with employees from all City Departments/Divisions and the public.

EDUCATION

Graduation from an accredited high school or possession of a GED equivalency diploma.

LICENSES and EXPERIENCE

To be eligible for appointment as a Plumbing Plans Examiner, such person must hold the required licenses and/or certifications needed to also be certified by Broward County Board of Rules and Appeals (BORA) as a Plumbing Plans Examiner.

Such person shall be certified by Appeals BORA and shall meet at least one of the following qualifications:

PHYSICAL REQUIREMENTS

Work Environment

Work is performed in various environments including the office when providing plan review, as well as in the field when conducting indoor and outdoor inspections, at various locations within the City.
Shifts and work hours may vary and may include evenings, weekends and holidays.
Some duties may require exposure to adverse conditions including but not limited to: varying temperature; inclement weather and/or other adverse environmental conditions.
May be required to perform work at locations with exposure over, in and around water, which may not be accessible to the physically handicapped.

NATURE OF WORK

This classification works under the direct supervision of the Chief Structural Inspector to conduct structural inspections and enforce the Florida Building Code (FBC), City Ordinances, and State Statutes.

Examples of Duties
ESSENTIAL JOB FUNCTIONS

  • Perform field inspections of all aspects of construction that fall under the structural discipline defined in the FBC during the process of construction and upon completion of work for conformance with approved building permit plans, the Florida Building Code, and City of Sunrise Ordinances that are directly related to building construction.
  • Issue correction notices for non-conformance with approved plans and to re-inspect work when deficiencies have been corrected.
  • Enter the status of each inspection in the computer after each inspection has been performed.
  • Consult with developers, architects, engineers, contractors, owners, and tenants.
  • Investigate complaints received regarding alleged code violations, determine the validity of the complaints and take appropriate action.
  • Post properties and testify at Special Magistrate hearings.
  • Retain licenses and certifications that are required for this position through mandatory continuing education classes.
  • Perform other related work as required.

To be eligible for appointment as a Mechanical Plans Examiner (Trainee), such person shall be certified by the BCAIB as a Standard Mechanical Inspector and such person must hold the required licenses and/or certifications and experience needed to also be certified by BORA as a Mechanical Inspector.

Serve as a Mechanical Inspector for a minimum of one (1) year for an AHJ or school board within the State of Florida AND who complies with the requirements to be certified by BORA as a Mechanical Inspector.
OR

Be a Florida Licensed Professional Engineer in the discipline requested and having practiced for a minimum of five (5) years within the State of Florida.

Possess a current Certificate of Competency or a Professional License in the discipline requested as a Master Mechanical or Mechanical Contractor or Engineer issued by one of the following entities:
Florida Construction Industry Licensing Board.
Broward County Central Examining Board of Mechanical.
Miami-Dade County Construction Trades Qualifying Board.
Florida Board of Professional Engineers.

Must obtain a 120-Day Temporary Provisional certification as a Mechanical Plans Examiner from BORA within ninety (90) days from date of employment.
Must obtain a Provisional Mechanical Plans Examiner certificate of licensure from the State of Florida (BCAIB) within one hundred and twenty (120) days of employment/promotion. (Engineers are exempt from BCAIB certification only.)
Must obtain a Provisional certification as a Mechanical Plans Examiner from BORA within one hundred and twenty (120) days from date of employment.
Must obtain a Standard Mechanical Plans Examiner license from the State of Florida (BCAIB) within eighteen (18) months from the date of employment.
Must obtain a Standard Mechanical Plans Examiner certification from BORA within eighteen (18) months from the date of employment.

NOTE:

The City will reimburse application fees for the required licenses and certifications upon successful acquisition of all required certification/license

PHYSICAL REQUIREMENTS

Work Environment

Work is performed in various environments including the office when providing plan review, as well as in the field when conducting indoor and outdoor inspections, at various locations within the City.
Shifts and work hours may vary and may include evenings, weekends and holidays.
Some duties may require exposure to adverse conditions including but not limited to: varying temperature; inclement weather and/or other adverse environmental conditions.
May be required to perform work at locations with exposure over, in and around water, which may not be accessible to the physically handicapped.

Physical

Must have sufficient strength and agility to permit some lifting, kneeling, bending, reaching and climbing steps or ladders. Sitting or standing for prolonged periods of time required
Ability to occasionally require to sit, climb or balance, bend, stoop, squat, kneel, crouch, crawl, reach, push and/or pull, twist and make repetitive hand movements. Ability to load, carry, lift, push and/or pull objects weighing up to 50 pounds. Must have the ability to operate a City issued motor vehicle, raising objects from lower to higher positions or moving horizontally from position-to-position.

Sensory
The ability to perceive and differentiate visual cues or signals. Tasks require the ability to communicate orally and in writing. Requires ability to adapt to frequent changes in workload and to adjust priorities quickly as circumstances dictate while completing tasks within established time frames. It also requires interaction with employees from all City Departments/Divisions and the public.

Thorough knowledge of required Mechanical inspections, procedures and practices.
Thorough knowledge of the Florida Building Code and all other applicable codes, standards, and regulations.
Thorough Knowledge of general construction methods and procedures of governing work that falls under the Mechanical discipline.
Ability to read, interpret, and evaluate architectural and Mechanical details of construction plans, and product approvals for compliance with all applicable Building Code, City Code, and other applicable requirements.
Ability to rapidly and thoroughly examine plans under workload deadline conditions.
Ability to read and interpret construction diagrams, plans, and blueprints and to recognize deviations from such plans in the construction and installation processes.
Ability to manage multiple, high-priority assignments.
Ability to enforce code regulations professionally, firmly, tactfully, and impartially.

Ability to prepare clear and concise written reports.
Ability to operate a City-issued lightweight motorized vehicle
