1.  Choosing the right company:

2. Leave a lasting impression:

A great website, impressive social media channels, and innovative direct mail pieces are great, but don’t forget the importance of building relationships with your current and prospective clients. Real estate is a people business and if you want people to do business with you, they have to know you, like you, and trust you.  By focusing on exceeding your customers’ needs you will generate future business through referrals and repeat business, thereby growing your sphere of influence through simply providing great customer service.

3. Follow-up with previous clients:

There is very little cost involved in sending a card, personalized letter, or making a phone call to your customers around important dates such as their birthday or during the holidays.  Be sure to always remind them that you’re still in the real estate business and that you’re there for them if they have any real estate related questions.  Establish yourself as “their real estate expert” and information center.  Time spent letting your past clients know that you still appreciate them by offering free consulting can be the ticket for driving future business.

4. Establish a web presence:

Having a web presence is not just a recommendation, it’s  a requirement.  When customers are searching for your services they are turning to the internet.  While showing up on the first page of Google can be difficult without running paid ads, the cost of your web presence doesn’t have to be expensive.  Start by dominating direct searches for your brand.

Let’s say a previous client of yours is talking to a friend, neighbor, or co-worker who is looking to buy or sell a home but doesn’t know who to turn to for help.  Odds are that even your best client isn’t carrying around your business card, but if you did your job with establishing a lasting impression and have followed it up with continuous relationship building, your previous client will likely remember your name and will hopefully recommend you.

With only a name to go on, your new client will turn to the internet to search for an agent named, “John Smith” in “Broward County, Florida”.  Will your new prospect find you when they perform this search?  That all depends on whether or not you establish and maintain a professional website and social media channels such as Facebook, LinkedIn and Google +. It’s also important to claim your services on free listing sites including Yelp, Google Places and Yahoo Local, to name a few.

Take a moment to research your competitors and see what type of web presence they have.  If you add one component at a time, you can quickly build the web presence needed to do business in today’s real estate industry.  Embrace technology and use it to your advantage.
