Florida Broker Real Estate License Requirements:

Step 1

Take and pass the required 72-hour course from Gold Coast Schools

  • Successfully completing this course also entails receiving a passing grade of a 70%
  • Students can only miss 8 hours of this course for any reason as per state requirements (Missed classes must be made up within 30 days of the scheduled course completion)

Gold Coast Schools is an approved provider of this Real Estate Pre-license Course and has been offering professional education for more than 40 years.

Step 2

Submit a state application along with fingerprints (we recommend that students do this once they register for class).

  • You can obtain a State application by visiting www.myfloridalicense.com.
  • Electronic Fingerprinting is a part of the application process and should be completed as soon as possible. An appointment is required for fingerprinting services. Please set up your appointment at https://register.fastfingerprints.com/gold-coast-schools/account-entry Monday-Friday 9:30am-12:00pm and 1:30pm-4:00pm. We will be closed for Fingerprints Monday-Friday from 12:00pm-1:30pm.
  • The applicant must be at least 18 years of age.
  • Have a high school diploma or equivalency.
  • Been an active sales associate for at least 24 months within the past 5 years, with a broker, or approved government agency.
  • Able to answer questions regarding any criminal background if such exists.

Note: If the applicant is licensed in a state other than Florida, they must obtain a history letter from the state or province thatthey are licensed in. The license history letter must state:

  • Applicant’s name, employer, business and residence address.
  • Must indicate applicant’s license was held active for at least twenty-four months within the preceding five years.
  • Type of real estate license held by the applicant and the real estate license number.
  • Date of licensure and expiration date of real estate license.
  • Complete record of any disciplinary action if such exists.

Step 3

Pass the state licensing exam with a score of at least 75%.

Out of State Licensees:

Florida has “mutual recognition” agreements with other states. If you are licensed in AL, AR, CT, GA, IL, KY, MS, NE, and RI you may be eligible to receive a license through mutual recognition. Please visit the Division of Real Estate website, or call Gold Coast for more detailed information.
