Paradise Villas Condominium is a 132 Unit condominium managed by the Board of Directors. We are currently looking for a Property Manager to work onsite with the Board of Directors to assist in the day-to-day operations of the condominium office and buildings. The salaried compensation offered for a 30-hour week is $50,000-$55000 depending on experience. The incumbent will be given a cell phone for emergencies and must agree to be on call after hours and on weekends.
The following is a list of responsibilities, subject to change and not all inclusive.
I. Board of Directors
a. Keep the Board of Directors always informed through email and by creating reports that summarize any pertinent issues related to condominium operations such as owner issues and building and grounds needs.
b. Assist the President and Treasurer in preparation of the annual operating budget in cooperation with the Association’s Accountant.
c. Upon approval from the treasurer, prepare checks on a timely basis.
d. Recommend to the Board of Directors, for its approval, all contracts on behalf of the Association.
e. Run errands as directed by the Board of Directors.
f. Maintain our systems of documentation and record keeping.
g. Attend all Board of Directors meetings.
h. Conduct routine inspection of the property no less than weekly to identify necessary repairs and maintenance, and report this to the Board of Directors with specific recommendations for short and long-term solutions.
II. Owners/Tenants
a. Be on-site for six hours per day (9:00 a.m.-3:00 p.m.) Monday-Friday to greet visitors, owners and renters, handle incoming calls and other communication.
b. Be responsible for taking applications, conducting background checks, and overseeing the screening process for new owners/tenants.
c. Be familiar with emergency procedures involving the health and safety of persons e.g., people trapped in elevators, intruders, hurricane preparation, fire etc.
d. Maintain a businesslike relationship with the unit owners and respond expeditiously to requests.
e. Communicate in emails, verbally at meetings and/or on bulletin boards as appropriate to keep residents informed of events or activities that may impact their day-to-day lives.
III. Service Providers/Contractors/ State Officials
a. Work with realtors, banks etc. providing applications, Estopple Letter, etc. as needed and knowing the Associations payment structure for these.
b. scheduling and being available for service providers and contractors.
c. Train and supervise all personnel.
IV. Required Skills, Knowledge, Qualifications
a. CAM license required with 2 years of direct work experience.
b. Notary Public Seal Licensure or willing to obtain within 3 months of employment.
c. Advanced PC skills in all areas including, Microsoft Office, Email, Zoom and internet and Google Workplace
d. Familiarity or the ability to become familiar with Paradise Villas Governing Documents and Florida Condominium Statutes
