Parker Plaza, a 520 unit, Luxury Oceanfront Condominium in Hallandale Beach, is currently looking for a hands-on and dynamic Building Manager who will provide direction and leadership to ensure Parker Plaza is operated in accordance with existing State and Condominium regulations. The right candidate will relieve the Board of Directors of the day-to-day operation of the building by proactively facilitating solutions to problems related to accounting, record keeping, special projects, personnel, unit owners, the overall maintenance and upkeep of the building, and other management areas as needed.

RESPONSIBILITIES:

Diplomatically represents our Board of Directors by demonstrating an exceptional ability to analyze and deal with any questions, issues or concerns in a timely, courteous, tactful and firm manner, both verbally and in writing.

Provides leadership and direction to effectively manage relationships with staff to ensure a high level of unit owner and Board of Director service.

Sets and adheres to the highest standards of performance and customer service, and instills them in the staff, to insure that the building is running efficiently and unit owners receive an exceptional level of service.

Ensures the compliance by the Association with all applicable laws, rules and regulations of the State of Florida, the City of Hallandale Beach, and the Condominium Association of Parker Plaza Estates, Inc., as amended from time to time.

Manages a liaison relationship between Parker Plaza and vendors and their respective staff for Valet, Housekeeping, and Security services.

Maintains an accurate inventory of all furniture, fixtures, equipment, tools and supplies, including replacement parts and all other items of personal property included in the Common Area or owned by the Association.

Maintains office efficiency by planning and organizing office operations, managing assets and supplies, defining and documenting procedures, assigning and monitoring clerical functions, establishing standards and measuring results against those standards.

Coordinates the process for sourcing all vendors, requesting bids, ensuring required documentation in the vendor packages is accurate and complete, and receiving and processing invoices.

Manages office staff, and their results, by recruiting, training, coaching, performing employee evaluations and recommending salary increases or disciplinary actions when needed.

Maintains accurate records and files pertinent to the Association’s office (physical and computer files), including, but not limited to, all personnel, payroll, contracts, and equipment inventory.

Creates Management Reports, to keep Board of Directors informed, which summarizes any pertinent issues, personnel matters, unit owner updates, progress on specific projects, and makes clear and concise recommendations as needed.

Prepares, and submits to the Board, a monthly financial variance analysis of actuals vs. budget.

Prepares a preventative maintenance schedule for the Board of Directors and updates when requested.

Reviews financial statements and assists with the development of the annual budget in order to possess knowledge of all assets and cash flow, and provide guidance on expenditures for capital improvements.

Organizes time effectively and successfully balances the competing demands of multiple projects.

Develops and maintains an effective ongoing “Residents Relations Plan,” implements initiatives, and maintains an operating environment to achieve a satisfactory level of service to residents, as measured by formal and informal feedback and surveys.

Maintains Board of Directors’ Board schedule, attends meetings, prepares minutes and updates all Association communication (info boards, mailings, etc.) as necessary.

QUALIFICATIONS:

Education/Training:

Active CAM (Condominium Association Manager) license from the State of Florida.

Minimum 4-5 years working experience, as a CAM, in a luxury condo or hotel environment.

Bachelor’s degree (B.A. or B.S.) in Business or related field from an accredited college or university, or equivalent combination of education and work experience.

Experience/Knowledge/Abilities:

Familiarity with Chapter 718, Florida Statutes (the Condominium Act), and other applicable Florida regulations.

Working knowledge of building’s operational systems and mechanical components. Strong managerial background.

Hospitality driven, excel in customer service, and pleasant in the face of stress and problems.

Strong work ethic, teamwork, communication and interpersonal skills.

Exceptional follow up and organizational skills, initiative, accountability, and dedication to delivering great results.

Willingness to “roll up sleeves” to get the job done. Proficiency in Microsoft Office Applications (Excel, Word, Outlook) a must.
