Objective: To join a Boutique firm, as the only other List / Sell Agent besides the Broker / Owner. A very favorable 100% commission split with only a $98 transaction fee, only paid upon a closed sale or lease. No additional Fees, no E & O fee, no CRM cost, etc. One requirement is to work company leads at a 75% split to the agent and 25% to the Brokerage. As the Relationship Builder, you are in complete control of all of your own 100% leads. And, any company leads will cost you nothing on the front end to generate these leads, and you only pay the 25% referral only if you are getting paid too!
Professional Standards:
1. Call People Back, Show up on Time, and Don’t Misrepresent…
2. All Leads must be worked through a company provided CRM seat with no cost to you. The CRM is integrated into our website, which has been in service since 2004. This is a requirement as the Company Reporting, Follow Up and Lead Tracking are monitored through the CRM.
a. It is important to note that your leads will belong to you, and this will be written into your ICA. I believe Relationships are the cornerstone of our business, and I would never interfere with your Relationships.
3. Production of at least $2M in volume in your most recent year, and at least 4 years of Active Real Estate Experience. This is not for a part timer or someone without sufficient experience.
4. Continuously Learn, Evolve and Adapt Best Practices / Good Habits for every area of your Professional and Personal lives.
5. Don’t do Anything to Anyone That You Wouldn’t Want Done To You [The Golden Rule].
Real Estate Agent Role:
1. Lead Generation, Lead Generation, Lead Generation…Fill that Lead Pipeline…Build Trust through Nurturing Relationships…
2. Convert Leads from #1 into Contracts (Listing Agreements, Sales Contracts, Leases, Buyer Brokerage Agreements, etc.)
3. Close Contracts from #2 and earn a living with the ultimate Goal of Quality of Life.
4. Take pride in your Work through Professionalism, Courtesy, Knowing what you know and knowing what you don’t know [That is where I come in, I will be fully accessible to train and guide you whenever you need it].
5. Build Relationships – Relationships with People, those People will eventually become your Customer or refer you Customers, or be able to help you Accomplish Your Goals. It’s not just Customers, it’s your Sphere of Influence; Build a Team to Get the Job Done for your Customers – All of This is Relationship driven!
6. Make sure any and all Paperwork, MLS data and CRM data stay Accurate, Up to Date and Compliant.
7. Attend weekly Lead Pipeline meetings via Zoom, scheduled at your convenience.
8. Make sure all memberships or subscriptions are kept up to date, and being used extensively to get that return on your investment:
Miami MLS, Miami Association of Realtors, Florida Association of Realtors, National Association of Realtors, Any Additional Designations or Licenses, Etc.
