Commercial Property Manager

Position Summary:

This position will assist the property managers with the day-to-day delinquency to ensure financial performance of the buildings.

Essential Job Functions include but are not limited to the following:

• Manage the collection of rent and submit notices as required
• Follow-up on delinquencies
• Distribute late notices to residents; such as 3-day notices; 7-day notices as well as Violation Notices.
• Maintain tenant relations
• Maintain proper control of materials and supplies.
• Issuance and control of keys to the property.
• Prepare required reports of accidents, burglaries, etc.
• Excellent organizational skills
• Strong communication skills
• Assist in due diligence inspections and analysis of potential new property acquisitions, including estimates of deferred maintenance, review of existing maintenance programs and budgets.
• Review and approval of payables and receivables as prepared at the site level. Review and supervise all accounting output as prepared by the accounting department as required by the property.
• Assist in the credit/collection function to ensure goodwill is maintained between landlord and tenant whenever possible.
• Must be detail-oriented, highly organized, and able to interact effectively with prospects, residents, peers, staff, and management.
• Accounts Receivable
• Responsible for relations including checking phone messages and e-mail messages daily and responding accordingly.
• Maintain positive working relationship with residents.
• Build and maintain tenant relationships.
• Effectively manage lease negotiations ensuring that obligations of Landlord and Tenant are accurately interpreted and delivered.
• Prepare detailed operating budgets/monthly report of operation for review with owner, providing for efficient and effective use of resources.

Minimum Requirements and Qualifications:

• Very strong Excel skills
• Must be proficient in Microsoft Word, Outlook, etc.
• Positive, “can-do” attitude, professionalism and a high level of enthusiasm.
